The seller is consolidating their offices at their headquarters building and thus was no longer in need of this facility.   The buyer of the property is converting the office building to a preschool and will be completely renovating the building interiors.

 

ITRA Global: Pittsburgh

707 grant pittsburghThe Pittsburgh office of ITRA Global is pleased to announce that it represented Gordon and Rees Law Firm in the lease of 26,000 square feet of office space in the Gulf Tower building in downtown Pittsburgh.  Carrie Holstead represented the tenant in the lease transaction.

Gordon and Rees Scully Mansukhani is based in San Francisco and has grown from a small defense firm in 1974 to a national litigation and business transactions firm with more than 650 lawyers in 37 offices throughout the United States.  The firm is recognized among the five fastest-growing law firms in the country.

 

 

ITRA Global: Minneapolis-St. Paul

2480 cleveland frontITRA Global | CREST Commercial represented Acorn Mini Storage in their acquisition of an existing building in Minneapolis, MN.  The building is approximately 85,000 square feet and located in Roseville, MN.  The property is highly visible to Interstate 35W which was attractive to the buyer from a location standpoint and marketing perspective.  The property was formerly a retail furniture store, Hom Furniture.  Acorn Mini Storage will occupy the facility for their own use. Wayne Teig of the Minneapolis office represented Acorn.

Unico HeadquartersThe Los Angeles office of ITRA Global represented Unico Insurance in their purchase of their 50,000 square foot headquarters building.  Hal Cook represented Unico, who relocated all of their operations to their new facility.  Headquartered in Woodland Hills, California, Unico is an insurance holding company that underwrites property and casualty insurance through its insurance company subsidiary; provides property, casualty, and health insurance through its agency subsidiaries; and through its other subsidiaries provides insurance premium financing and membership association services.

ITRA Global:  Colorado Offices Represent Corporate Build-to-Suit Clients

The Colorado offices of ITRA Global represented two large build to suit projects for Woodward Aerospace and Shimano / Pearl.  The respective facilites are located in Fort Collins and Denver respectively and provide each company with tremendous, award winning space.  Wayne Timura represented Woodward Aerospace and Defense and William Gary represented Shimano / Pearl Izumi.

The ITRA Global office in Phoenix, Arizona represented Saxco International in their lease of 23,000 square feet of industrial space.  Gordon Rasmussen represented the tenant.

 

ITRA Global:  San Francisco and Toronto Offices

mozilla torontoThe San Francisco and Toronto offices of ITRA Global represented Mozilla in their office lease renewal in Toronto, Canada.  The office space is located on the 5th floor of the building which contains approximately 17,000 square feet.   Mark Rosen of the San Francisco office represented the tenant and coordinated with the Toronto office to achieve Mozilla’s objectives.

Champlin_AMS_3CREST was retained for site selection services and represented Acorn Mini Storage in the acquisition of approximately 6 acres of land in Champlin for development right on US Highway 169.  The land site was zoned for self storage use, which is a rare occurrence in the Twin Cities, and the site was also located in an area with minimal existing storage competition.

Teig is a seasoned veteran of the Twin Cities commercial real estate industry. He spent nearly two decades working for some of the top commercial real estate firms in Minnesota before launching CREST in 2010. The firm specializes in assisting businesses with leased real estate, as well as the acquisition and disposition of company-owned facilities.

“Building a business in any economy is always challenging. CREST helps Wyoming firm secure Twin Cities location

The environmental and ecological consulting firm opened its new office at Golden Valley Corporate Center in first quarter. CREST provided site selection, market analysis and lease negotiation for West. CREST worked closely with West’s local staff and company executives in Wyoming to find a space that would best fit their needs. “We are pleased that we were able to successfully complete this transaction on their behalf,” says CREST President Wayne Teig.

 

IFMA names CREST President “Rookie of the Year”

Plymouth, MN  ― Commercial Real Estate Strategies (CREST) is pleased to announce that CREST President Wayne Teig has been named “Rookie of the Year” by the Minneapolis Chapter of the International Facility Management Association (IFMA). Wayne was presented with the award at IFMA’s annual awards banquet at the University of Minnesota in February.  Wayne was recognized for his overall contributions to the organization in 2013.

Teig joined the Minneapolis chapter of IFMA in January 2013 and also became a member of the chapter’s Program Committee to help coordinate the monthly luncheon programs and educational content being presented to the membership.  He was named a committee co-chair and became a member of the chapter’s Board of Directors in May of 2013.

CREST Represents Law Offices in Lease Extension

CREST represents tenants on new leases and lease renewals to ensure the existing landlord is providing fair lease terms based on current market conditions.  “While many companies think a lease renewal is straightforward, in most instances, that is when tenants end up paying more than they should for their space.  We make sure that doesn’t happen with our clients,” said CREST President Wayne Teig. CREST specializes in the I-394 office market, which is the healthiest office submarket in the Twin Cities.  As an example, MetroPoint Office Tower is currently 95 percent leased.

 

CREST Negotiates Lease Extension & Expansion

The lease was for an existing office space and the tenant also expanded its premises by roughly 75 percent up to 3,800 square feet.  The tenant is in the software development business. CREST was retained to negotiate the lease extension and expansion terms.

 

CREST Completes 18,000 SF in New Leases

Plymouth, MN ― CREST Commercial Real Estate Strategies (CREST) is pleased to announce that during June and July the company has completed several leasing representation assignments for new leases and lease renewals that total in excess of 18,000 square feet.

CREST President Wayne Teig noted that office markets across the Twin Cities metropolitan area had tightened, but generally still favor tenants.  Landlord concessions in the way of improvement allowances or free rent were still available, but highly variable depending on the specific building, submarket, and quality of the tenant leasing the space.

The membership is driven around education, networking, and professional development for facility managers and their member companies.

Plymouth, Minn. —Commercial Real Estate Strategies (CREST) is pleased to announce that it has successfully negotiated a lease on behalf of Urban Growler Brewing in St. Paul.

Urban Growler Brewing is owned by Deb Loch and Jill Pavlak. Their brewing operation will consist of a tap room and restaurant, as well as distribution for keg and bottled craft beer. The business is focused on keeping things local with a “plow to pint” philosophy utilizing ingredients that are grown locally.

CREST Commercial Real Estate Strategies represented Urban Growler in the space search.  “The business owners wanted a building with historical architectural character, as well as the necessities of high ceilings and loading docks for the brewery function,” said Wayne Teig, CREST President. Because the business will have a tap room and food service, they also needed customer parking and an area for outdoor seasonal seating. “It was a unique requirement that needed just the right location, and we reviewed many options to find the best fit where there business has the potential to flourish,” he said.

At Home Solutions, recently acquired by St. Therese, chose to relocate from its Bloomington location to a new office that would be closer to the company’s headquarters in New Hope. “Finding a new home for At Home Solutions by Saint Therese was our first foray into the commercial real estate arena. Normally, Saint Therese builds their infrastructure from the ground up. So, we needed and relied on Wayne for some much appreciated guidance and reassurance as he led us through this process from start to finish,” said Kristin Kopp, Division President for St. Therese At Home Solutions.
